Of the two leading real estate firms in our town- Adams Realty and Fitch Realty- Adams Realty is clearly superior. Adams has 40 real estate agents; in contrast, Fitch has 25, many of whom work only part time. Moreover, Adams' revenue last year was twice as high as that of Fitch and included home sales that averaged $168,000, compared to Fitch's $ 144,000. Homes listed with Adams sell faster as well: ten years ago i listed my home with Fitch, and it took more than four months to sell; last year, when i sold another home, i listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams Realty.
The author concludes that Adams is a better real estate firm than Fitch. His conclusion is based on number of the premises listed. One of them is that it took him only a month to sell off his house when he listed it with Adams. From my point of view the argument is rife with holes, assumptions and false data.
Firstly, it has not been cleared that both firms are at a region level, a state level or one at state level and another at region level. It might be possible that the Adams has 40 real estate agents for the whole state and Fitch has 25 part-time agents for a small region only. And, 25 agents for a small region like south Delhi,India is a good number indeed.
Secondly, it has been mentioned that Adams home sales value is only $ 22,00 greater than Fitch which does not make it a better home seller at all. Adams expertise would be in selling the fields or commercial areas. It has been clearly stated that total revenues of Adams is greater than the Fitch. And, that $ 22,000 is also an average number. Some of the houses might have sold at reasonably high price and others at a lower cost. This variation in the prices is not at all a good criterion for a good Real Estate.
Thirdly, the author is talking about ten years ago, that time it might be feasible that the real estate market might not be doing that well. Because, it is only some time that real estate has shown such a growth. There is a vast difference in the market of 10 years back and today's market.
Also, the house that author sold 10 years back might be at under developed area and the one that he sold a month back is at a well developed area. The author should have mentioned the location and prices as well of the two houses. The author has not mentioned what profit did he envisage of the later deal? He might have sold the house in a loss.
With infinite flaws and unanswered questions, the argument leaves us pondering about its validity and correctness. Hence, because of the above stated reasons the argument is invalid.
